A Regional Round-Up from Reno to Minden–Gardnerville

Northern Nevada’s real estate market continued to evolve through March, showing signs of seasonal activity along with some interesting shifts compared to this time last year. Here’s a look at what’s happening—and what’s changed—across the region.


📊 Reno

Reno wrapped March with 239 closed sales, an increase of 16.6% from last year, and inventory rose to 502 active listings, up 33.9% YoY. The median sales price held at $605,000, just slightly down 1.6% from March 2024. Homes are moving faster too—10 median days to contract, compared to 21 last year.

📊 Sparks

In Sparks, 134 homes closed, up 10.7% year-over-year, with a median price of $551,935, rising 8.9% since March 2024. Inventory dipped slightly month-to-month but is still up year-over-year. Properties are averaging 20 days to contract, a significant improvement from 88 days a year ago.

📊 Fernley

Fernley’s median price dropped to $374,250, down 6.4% from last month and down 5.3% YoY. 34 homes sold, which is a 20.9% decrease from March 2024, and properties are taking longer to sell—40 days to contract, up from 26 days last year.

📊 Carson City

Carson City posted 54 closed sales, holding steady year-over-year. The median price of $537,500 is up slightly MoM, but down 1.8% compared to March 2024. Homes are still moving at a good pace, averaging 21 days to contract, an improvement from 24 days last year.

📊 Minden–Gardnerville

Minden–Gardnerville saw 31 closed sales, a 6.1% dip from March 2024, with a median sales price of $650,000, down 4.8% YoY. Inventory increased to 124 homes, and time on market stretched to 39 days, up from 29 days the same time last year.
