The listings on this page are every active home in Washoe County that the Northern Nevada MLS tags with RV access, RV parking or an RV garage. The feed updates automatically as homes are listed and sold. On October 2, 2026, about 280 active Washoe County homes carried the RV parking tag, including 172 in Reno and 64 in Sparks, and 36 had an RV garage.
RV parking is one of the most common requests we hear from buyers. Northern Nevada puts Lake Tahoe, Pyramid Lake and the high desert within a short drive, and a lot of people want the trailer, boat or motorhome parked at home instead of in a storage yard. Not every home with room for an RV carries the MLS tag, so if you don’t see what you want, call us and we’ll search the listing remarks as well.
In the October 2, 2026 snapshot, the largest groups were in ZIP codes 89441 (northern Spanish Springs), 89508 (Cold Springs and Lemmon Valley), 89511 (Southwest Reno and the Galena corridor), 89509 (Old Southwest Reno), 89436 (Spanish Springs and Wingfield Springs) and 89521 (Damonte Ranch, South Meadows and Double Diamond).
Two patterns stand out. Spanish Springs has many larger lots, and RV parking is built into a lot of them. The older homes in Old Southwest Reno and the established neighborhoods of central Reno often have the side yard, alley access or deep driveway an RV needs. Some of these homes have no HOA at all, which for an RV owner is a real advantage.
Newer master-planned communities are a different story. Somersett’s ZIP code, 89523, had only 4 tagged listings in the same snapshot. Many newer associations limit or prohibit parking an RV on the lot, so the feature is rarer there.
You can also browse Reno homes with RV parking, Sparks homes with RV parking, or every area and feature on our Browse Reno-Sparks Homes for Sale page.
Start with the HOA. If the home is in an association, read the CC&Rs and rules before you write an offer. Some allow RVs behind a gate or fence, some allow them only for short periods, and some don’t allow them at all. A listing tagged with RV parking is not a promise that the HOA allows it.
Then measure. Check the gate width, the clearance past the house and any overhead lines, the length of the pad, and whether the surface is paved or gravel. An RV garage needs enough door height for your rig, so bring its dimensions. Ask about electrical hookups and a dump connection if you plan to use them.
Finally, check the local rules. Reno, Sparks and unincorporated Washoe County each regulate where and how long an RV can be parked. On public streets under Washoe County’s code, RVs, trailers and boats may be parked for 48 hours for loading and unloading (Washoe County Code 70.391, per the Washoe County Sheriff’s Office, July 2026). Street parking is not a long-term plan, so the space on the lot matters.
Buyers who need RV parking filter for it, so your listing has to be tagged correctly and marketed around it, with clear photos of the pad, the gate and the access. On October 2, 2026, the Northern Nevada MLS showed about 280 active Washoe County homes tagged with RV parking, and 36 with an RV garage. The feed on this page updates automatically.
Where in Reno-Sparks are homes with RV parking most common?
In the October 2, 2026 snapshot, the most listings were in ZIP codes 89441, 89508, 89511, 89509, 89436 and 89521: northern Spanish Springs, Cold Springs and Lemmon Valley, Southwest Reno, Old Southwest Reno, Spanish Springs and Wingfield Springs, and Damonte Ranch and South Meadows.
Can I park an RV at my house in an HOA neighborhood?
It depends on the association. Some allow it behind a gate or fence, some limit it to short stays, and some prohibit it. Read the CC&Rs and rules before you buy. The MLS tag alone doesn’t tell you what the HOA allows.
Can I park an RV on the street in Washoe County?
Only briefly. Washoe County Code 70.391 allows RVs, trailers and boats on a public street for 48 hours for loading and unloading. Reno and Sparks have their own rules. Plan on keeping the RV on your lot or in storage.
Are there homes with RV parking and no HOA in Reno?
Yes. Many older homes in Old Southwest Reno and central Reno, and some properties in Spanish Springs and the North Valleys, have no HOA. Tell us that’s a priority and we’ll filter for it.
Does RV parking add value to a home?
It widens the pool of interested buyers, especially here, where so many people own a trailer, boat or motorhome. How much it adds depends on comparable sales. A real comparative market analysis is the way to measure it.
