The listings on this page are every active home in Washoe County that the Northern Nevada MLS tags with an in-law floor plan. The feed updates automatically as homes are listed and sold. On September 28, 2026, it held about 90 homes across Reno, Sparks, Spanish Springs and the surrounding valleys.
In-law quarters come in two forms. Some are a suite inside the main house: a bedroom and full bath in their own wing, often with a kitchenette or wet bar and a private entrance. Others are a separate living space on the same lot, such as a casita, guest house or accessory dwelling unit (ADU). Both show up in the feed below. Not every listing with separate living space carries the MLS tag, so if you do not see what you want, call us and we will search the listing remarks as well.
In the September 28, 2026 snapshot, the largest groups were in ZIP code 89521 (Damonte Ranch, South Meadows and Double Diamond), 89436 (Spanish Springs and Wingfield Springs), 89511 (Southwest Reno and the Galena corridor), 89509 (Old Southwest Reno and Lakeridge) and 89523 (Somersett and Northwest Reno). You can also browse all homes for sale in Reno or all homes for sale in Sparks.
In Damonte Ranch, we recently sold a home built in 2018 with a self-contained suite: its own entrance, kitchenette, living area, bedroom, full bath and laundry. The buyer was looking for exactly that. Homes like this draw a specific buyer, and that buyer searches for the feature by name.
In Wingfield Springs, we listed a single-level home where the suite was designed in from the start, with its own bedroom, full bath, wet bar and covered patio behind a gate. We marketed the suite first and the rest of the home second. It sold quickly.
Ask whether the space was permitted. A converted garage or a detached studio added without a permit can affect appraisal, insurance and resale. Read the HOA covenants, since some associations limit rentals or second units. Check heating, cooling and electrical capacity for the added space, and confirm there is parking for it.
For a detached unit inside Reno city limits, the City of Reno allows one ADU per lot where single-family homes are allowed, requires one on-site parking space, and does not allow the ADU to be sold separately from the house. Sparks and unincorporated Washoe County have their own rules. Our full guide to in-law quarters and separate living spaces in Reno-Sparks walks through the details.
Buyers who want this feature filter for it, so your listing needs to be tagged correctly and marketed around the suite. Robin leads pricing, listing strategy and marketing. What are in-law quarters?
A second living area on the same property as the main home, with its own sleeping space and bathroom. It can be a suite inside the house or a separate building such as a casita or ADU.
How many homes with in-law quarters are for sale in Washoe County?
On September 28, 2026, the Northern Nevada MLS showed about 90 active Washoe County listings tagged with an in-law floor plan. The feed on this page updates automatically.
Is an in-law suite the same as an ADU?
Not quite. An in-law suite is usually space inside the main house. An ADU is a complete secondary unit that can be attached or detached, and in Reno it follows the city’s ADU rules.
Can I rent out in-law quarters in Reno?
It depends on the jurisdiction, the permit status of the unit and the HOA covenants. Confirm with the city or county planning office and read the HOA documents before you count on rental income.
Do homes with in-law quarters cost more?
A permitted, well-built suite usually widens the pool of interested buyers, which supports price. How much depends on comparable sales, which are thinner for these homes. A real comparative market analysis is the way to measure it.
